What is Blake Capital 247?+
Blake Capital 247 is a UK business finance introducer. We connect businesses and property investors with suitable lenders from our panel — we are not a lender ourselves, and we do not make credit decisions. You deal directly with us throughout the process; the lender assesses your application and issues the facility.
Do you charge a fee?+
There is no fee to enquire and no obligation to proceed. If a facility is arranged, we may receive an introducer fee from the lender. This is paid by the lender — not by you — and does not affect the rates or terms available. Any arrangement fees charged by the lender are always disclosed upfront before you commit to anything.
Will making an enquiry affect my credit score?+
No. At the initial enquiry stage, no credit search is carried out. A hard credit check only takes place once you decide to proceed with a full application to a lender and provide your consent. You can explore your options, get indicative terms, and ask all the questions you need — with no impact on your credit file.
How quickly will I hear back?+
We aim to respond the same day — typically within a few hours. The office line (020 4652 5580) is open Monday to Friday, and our out of hours mobile and WhatsApp cover evenings and weekends. If we miss your call, we'll get back to you as soon as possible, usually within the hour. We don't operate a call centre; you speak directly with the consultant handling your file.
What is the difference between a finance introducer and a lender?+
A lender provides the funds and makes the credit decision. A finance introducer like Blake Capital 247 connects you with the right lender for your situation — saving you the time and effort of approaching multiple lenders individually. We are not a credit broker and do not carry out regulated credit broking activities. Our role is to match you with the most suitable lender from our panel and support the process through to completion.

What is the difference between a Business Loan and a Short-Term Loan?+
A Business Loan (term loan) is designed for planned investment — growth, equipment, or larger capital needs — running from 6 months to 6 years at a fixed rate from 6.9% p.a. It requires at least 2 years' trading history and 2 years' filed accounts. A Short-Term Loan is for faster, shorter-term cash needs — covering a VAT bill, a stock purchase, or a temporary cash flow gap — over 6, 12, or 24 months at rates from 2% per month. Decisions can be instant for amounts up to £250,000, and only 12 months' trading history is required.
How quickly can a business loan be approved and paid out?+
It depends on the product. Short-Term Loans up to £250,000 can receive an instant decision with funds in your account the same day. Larger or longer-term facilities typically result in a decision within 24 hours and funds released within 48 hours of accepting your offer — subject to you providing the required information promptly.
Are there any early repayment fees?+
No. Both the Business Loan and Short-Term Loan products on our panel carry no early repayment fees. You can repay in full at any time and only pay interest for the period the loan was outstanding. This is particularly useful for businesses with seasonal cash flow who want the option to clear the balance ahead of schedule.
What is FlexiPay?+
FlexiPay is a revolving credit facility from £1,000 to £250,000, designed for recurring business payments such as VAT bills, supplier invoices, and stock purchases. It charges a flat fee per transaction — from 1.5% — rather than monthly interest, so you know exactly what each draw costs upfront. Pay it back in one instalment and the fee is waived entirely. No monthly fees, no annual fees. Available to limited companies with a minimum annual turnover of £30,000.
What is a Government Guarantee Loan?+
This is a loan backed by the British Business Bank under a government guarantee scheme, designed to improve access to finance for businesses that may not fully qualify for standard commercial lending. Loans range from £50,000 to £350,000 unsecured, or up to £1,500,000 secured, over 6 to 72 months at fixed rates from 15% p.a. The government guarantee reduces the lender's risk, which can open up borrowing that would otherwise be declined. Eligible businesses must have been trading for at least 2 years and have an annual turnover up to £45 million.
What is an Established Business Loan?+
An Established Business Loan is a larger, longer-term facility for businesses with a strong trading track record. Loans range from £50,000 to £350,000 unsecured, or up to £1,500,000 secured, over 6 to 84 months. Unlike the standard Business Loan, this product requires a minimum annual turnover of £350,000, at least 2 years' trading, and a homeowning director for the larger secured amounts. Rates are variable and SONIA-linked, reflecting wholesale market conditions.
What is the Business Cashback Card?+
The Business Cashback Card is a business credit card with a limit of up to £250,000. It pays 2% cashback (capped at £2,000) in the first six months and 1% uncapped after that. There are no monthly or annual fees, and purchases are interest-free for up to 42 days. It is well-suited to businesses with regular purchasing who want to earn on existing spend without adding a separate loan facility.
What are the minimum eligibility requirements for business finance?+
Requirements vary by product. The Short-Term Loan requires at least 12 months' trading and is available to limited companies only. The standard Business Loan requires 2 years' trading and 2 years' filed accounts. FlexiPay requires a minimum annual turnover of £30,000 and is for limited companies. The Established Business Loan requires 2 years' trading and minimum annual turnover of £350,000. All businesses must be registered and trading in the UK. A credit assessment is carried out following a full application — no credit score impact at enquiry stage.

What is a bridging loan?+
A bridging loan is a short-term secured loan — typically 3 to 24 months — used to bridge a gap between purchasing a property and arranging longer-term finance or completing a sale. Common uses include buying at auction, purchasing before an existing property sells, or funding a light refurbishment before refinancing onto a standard mortgage. We offer bridging finance from £200,000 to £5,000,000 at rates from 0.80% per month, up to 75% LTV on a first charge basis.
What does LTV mean?+
LTV stands for Loan to Value. It expresses the loan amount as a percentage of the property's current market value. For example, a £300,000 loan on a £400,000 property is 75% LTV. Lenders set maximum LTV limits to manage risk — the lower the LTV, the less exposure they have. A lower LTV generally improves rates. For bridging and investment property, the maximum is typically 75% for residential and 65% for commercial properties. For commercial mortgages, the cap is 65%.
What is development finance?+
Development finance is a short-term lending product used to fund the construction or conversion of property — new builds, barn conversions, HMO conversions, and larger refurbishments. Unlike a bridging loan, funds are typically drawn down in stages as work progresses rather than released in one lump sum. We offer development finance from £200,000 to £4,000,000 at a fixed rate of 1.15% per month, up to 85% of the Gross Development Value (LTGDV).
What is LTGDV — and how is it different from LTV?+
LTGDV stands for Loan to Gross Development Value. It is used in development finance because there is no existing completed property to value against. GDV (Gross Development Value) is the estimated market value of the property once the development is complete. So an £680,000 loan against a projected completed value of £800,000 would be 85% LTGDV. LTV, by contrast, is calculated against the current property value — making it the standard measure for bridging loans and mortgages rather than development projects.
How quickly can bridging finance be arranged?+
Bridging finance can typically be arranged within 5 to 10 working days from a complete application, subject to valuation and legal completion. In straightforward cases where a desktop or drive-by valuation is acceptable, the process can be faster. Bridging lenders on our panel are experienced with auction purchase deadlines, which typically require completion within 28 days.
What is a commercial mortgage?+
A commercial mortgage is a longer-term secured loan used to purchase or refinance a commercial property that the borrower will occupy and trade from — an office, warehouse, retail unit, or similar. It differs from a bridging loan in that it is designed for ongoing occupation rather than short-term need. We offer owner-occupied commercial mortgages up to £1,500,000, up to 65% LTV, over 12 to 60 months. Rates are variable, linked to SONIA (the UK overnight lending rate) plus a fixed margin — so monthly payments can fluctuate with market rates.
What is an investment property loan?+
An investment property loan is used to purchase or refinance a property that will be let to tenants — a buy-to-let, an HMO (house in multiple occupation), or a commercial investment property. Loans range from £150,000 to £2,000,000 over terms of up to 72 months at rates from 1% per month. Maximum LTV is 75% for residential and BTL properties, and 65% for commercial investments. Available to individuals, limited companies, and SPVs.
Can individuals, limited companies, and SPVs all apply for property finance?+
Yes. Property finance on our panel is available to individuals, limited companies, and Special Purpose Vehicles (SPVs). An SPV is a company set up specifically to hold a property — commonly used by investors to manage tax and structure their portfolio efficiently.
